CANCELLATION POLICY: This is a non-refundable reservation. Guest shall inform Agent in writing of Guest’s intention to cancel any part of the reservation. For reservations made through third parties, additional cancellation policies may apply. Our cancellation policy is as follows:
1) If Cancellation notice is received 30 days in advance, a full refund is given. If Cancellation notice is received 7-29 days prior to check-in date, Guest will be charged a cancellation fee equal to 30% of the Reservation Total. If full payment has been made in advance the balance will be refunded within 7 days from receipt of written cancellation. (Please note, this could take longer during the holiday times)
2) If Cancellation notice is received less than 7 days (0-6) prior to check-in date, the full booking amount of rent and taxes will be forfeited.
3) Owner/Agent Cancellation Policy: In the unlikely event that the Property becomes unavailable for any part of the tenancy for reasons beyond the control of the Agent, Owner and/or Agent may cancel this Agreement and refund in full to the Guest all payments made. Agent will assist the Guest in procuring similar accommodation should this situation arise. Guest agrees that any claims against Owner/Agent for any reason arising under this agreement shall be limited to a full refund of all consideration previously tendered by Guest.
CHANGE POLICY: Any request to change dates will be based on availability and timeliness of the request. Requests to change dates made more than 7 days prior to arrival will be made without penalty. Change requests made 0-7 days prior to arrival will require Agent approval, a $25 Reservation Change Fee and if there is any reduction in the number of nights booked, guest will not be eligible for a refund on these nights as the standard Cancellation Policy would apply, as shown above.
1) EXTENSION: The length of your stay may be extended subject to availability; however, there will be additional rental charges, taxes, and cleaning fees collected prior to the extension start date in order to confirm extension.
2) REDUCTION: All reductions in your length of stay must be submitted in writing more than 7 days prior to arrival. Adjustments in nightly rental rate may apply when reducing the total number of nights rented. Reductions in your length of stay made 0-6 days prior to arrival will not result in a refund or reduction of rent and taxes.
POWER/WEATHER RELATED CANCELLATION: River Row Flats does NOT issue refunds due to acts of nature such as: weather, road conditions, hurricanes, power outages, etc. If the property is deemed uninhabitable due to such circumstances, reservations can be rescheduled for future dates within one year of the reservation date. If the new dates are booked at a higher rental rate, you are responsible for paying the difference in the rental rates. If the new dates are booked at a lower rental rate, adjustments will be made.

BOOKING DEPOSIT PAYMENT: A 30% Booking Deposit of the total charges is required to confirm the reservation. The Final Balance is due 3 days prior to arrival. Any reservations made within 3 days of arrival must be paid in full prior to arrival to confirm your reservation.
LOCAL DEPOSIT AUTHORIZATION: Any local guest reserving a room with an address within 35 miles of River Row Flats will be subject to a $250.00 deposit that will be returned to the guest after departure and inspection of the unit. Any damages or smoking fees will not be returned.

This was not a good experience for my wife and I. There was garbage left in the kitchen. A photo had been ripped off one of the walls and left bare. It was cold and there were no blankets. Very little amenities/starters. No warm welcome. Check out is 11am with zero flexibility. Asked for a later check out (my wife had a migraine) and was told no. Then the cleaning crew showed up at 11:03am and we were just getting ready to leave and they berated us (yelled at us through the door) saying we are supposed to leave at the check out time!! We left at 11:05am. No grace. No kindness. If anything it was the opposite. Unbelievable. Usually my experiences with Air BnB hosts are fantastic with super friendly people, but not this one. Also I thought the location would be better but it’s actually on the other side of the river so you have to drive around and across the bridge to get to the River Arts District which was a little confusing.

Unfortunately this review is completely inaccurate. If everything was so horrible upon arrival, why not reach out? And you requested a late depsrture because your wife had a hurt foot...not a migraine. We have the messages. While we wish you had a better experience while staying with us, as most guests do, we also feel attacked by these baseless lies. We hope visiting asheville in the future will be more admenable to your demands at a different place.
Host was wonderful! I had one issue and she was quick to respond and resolve it! The place was very clean and in a quiet area. I could hear my neighbors moving around/talking, but it was never late at night or too loud. There is a great walking trail nearby and close to both sides of town!
I had a lovely time at River Row Flats for my long-term stay. There was always parking available, it was quiet and clean, and I felt very safe. The host was very kind and responsive and the location was a quick drive to both downtown and west Asheville. I would highly recommend to anyone visiting or looking for a long-term stay.
We loved our stay at River Row Flats. Great location in a super walkable area! We walked to all the best restaurants in Asheville and art gallery’s across the river. Spotless condo and the host gave clear, easy directions! We will be back - thank you!

I only spent one night here, but thought it was a nice place to stay! The room was clean and nice looking. Location is walkable if you are sticking around the RAD. We even walked about a mile into west Asheville for some good beer at Cellarest and Thai food from Cassia food truck. Overall this is a nice place to stay if you are not looking for a spot in the middle of downtown.
Really clean, awesome location near the river arts district, cute little gifts of chocolate and coffee as a welcome for the guests and right next to the new Belgium brewery. Second time at this airbnb and will probably go again the next time I visit Asheville, thanks for being a great host!
We absolutely loved our stay at River Row Flats. While familiar with the AVL area, we had never stayed in this specific location before, but knew our surroundings. While there is not too much in walking distance, everything you could want to do in the area is a quick drive or uber away. We had no problem parking on property, but if the lot were to be full there is plenty of on street parking (for free) that you can see from the building. Check in was easy with a lock box for the key, and the unit was clean, spacious, and well maintained. Street sound was minimal. Bed was comfy. Towels were fluffy. Heating and Cooling was perfect. Bonus points for the local coffee included for the coffee maker.
River Flats is a great place to stay in Asheville, especially if you want to be close to everything but not right in the hustle and bustle of downtown. My husband and I enjoyed our stay in this studio apartment. While it is on a well travelled street, it was quiet. This 3 story complex was half to 3)4 full and besides a few heavy footsteps above, we mostly felt like we were alone. The unit is virtually new and immaculate. The bed was firm but comfy. Our only recommendation for getting there is to put New Belgium Brewery in your GPS instead of the street address as our GPS gives a convoluted switch back under the highway and it's much easier to find by coming in from the other end of the street and driving by the brewery parking lot! Bring your walking shoes and head up the hill to the great W. Asheville restaurants and breweries! We already miss Taco Billy, Hole, OWL, Biscuit Head, Archetype and Pizza Mind! The walk home is all downhill! Enjoy!!

We enjoyed our stay at River Row Flats. The property was easy to access, check-in was very smooth and the host was very responsive. The unit was very clean and appeared almost brand new. We enjoyed our stay and would definitely stay again!
This place was a perfect location to be away for all the bustle during the week day where I could take my work calls and have my own space. It was a close distance from a brewery that I quite enjoyed.
Really clean and well appointed. Location was easy but not walkable to downtown- maybe walkable to RAD. Parking is a breeze. If it matters to someone this is more of a corporate BnB. So just know that. But was in great shape and clean. I would stay here again any time.

This rental was immaculate. Clean, new, spacious, and full equipped. Close proximity to downtown Asheville, but out of the noise of being I the city., with a short walk across the street to the New Belgium Brewery. Wonderful apartment! Parking lot was nice, peaceful location and felt safe. Highly recommend!

We had a great stay and enjoyed being near the greenway for morning runs and it was also awesome being located across the street from New Belgium Brewery (such a fun place!). The place was comfortable, matches the pictures & check-in was very easy. We will return!

We enjoyed staying here! It was very close to everything. Every time we typed a destination into Waze, all places were between 6-8 minutes away. Would definitely go back.

Clean, Nice Flat, across the street from New Belgium Brewery. Lots of walking/Bike Paths. In the River Arts District. Close to downtown. If you are headed to the attractions like the Biltmore and Winery only a few minutes away.
What a fabulous find! Tastefully decorated and extremely well appointed (individual mouth wash packets! Local chocolates! A super comfy bed!). Conveniently located and easy to access. 10/10 would stay again!!
Loved our stay! In town for a show at Rabbit Rabbit. Perfect location, steps to the River Arts District, walked to downtown and West Asheville. Great walkway around the French Broad River. Highlights were White Duck Taco, Bottle Riot, High Wire Brewing, Top of the Monk.
The place was spotless and super comfortable. Well appointed with everything you need.

Fantastic spot within walking distance of incredible restaurants/activities and recreation spots!
Beautiful space, comfortable beds, and responsive host; however, if you are sensitive to noise, be aware that footsteps do travel from the floors above and that a brewery and beeping trucks are right across the road.
Also, host should be updating the listing to reflect that some units have a physical key (if you're like me and never have pockets, or you have a guest), but if you're planning on staying for a second time after first having an access code and this matters to you, be sure to check the listing to see which unit you'll be in.
River Arts District is a great location to see and experience the slightly more bohemian aspects of Asheville. Eclectic murals adorn the area. The picturesque River walk combined with the proximity to West Asheville and walkability of the local brewery scene are great. It’s a quick 10 minute Uber to the downtown Asheville restaurant scene and about 12 minutes to the Grove Park Inn. Prob 15 minutes to Biltmore Village and Biltmore Estate. Recommend!

Great, clean apartment central to River Arts District.
It was a great spot right next to the brewery and on the river walk arts walking path. It was clean and well stocked. The bathroom had a tall shower and had high end fixtures.
Although location was great, however it’s not a quiet neighborhood. The brewery is jamming all day with truck traffic and people are abundant walking about. So just keep in mind. Parking was not an issue at all.
Washer/dryer is shared and not in room. And there was no change machine.
Not sure if I missed it in the description, but the rooms are accessible from the outside, rather than a lobby with interior access only. Although I never felt unsafe, I personally don’t like the rooms being accessible from outside (kind of like a motel 6). I would have loved gated access to the exterior stairwell for An extra layer of security. Just my opinion.
Great location right across from New Belgium brewery and close to the Arts District. We arrived early and Nancy was great to work with. She let us check in and put our bags in our room early so we could drive downtown to shop and site see without having to worry about our belongings in our car. Very clean, functional, and contemporary building and accommodations.
