CANCELLATION POLICY: This is a non-refundable reservation. Guest shall inform Agent in writing of Guest’s intention to cancel any part of the reservation. For reservations made through third parties, additional cancellation policies may apply. Our cancellation policy is as follows:
1) If Cancellation notice is received 30 days in advance, a full refund is given. If Cancellation notice is received 7-29 days prior to check-in date, Guest will be charged a cancellation fee equal to 30% of the Reservation Total. If full payment has been made in advance the balance will be refunded within 7 days from receipt of written cancellation. (Please note, this could take longer during the holiday times)
2) If Cancellation notice is received less than 7 days (0-6) prior to check-in date, the full booking amount of rent and taxes will be forfeited.
3) Owner/Agent Cancellation Policy: In the unlikely event that the Property becomes unavailable for any part of the tenancy for reasons beyond the control of the Agent, Owner and/or Agent may cancel this Agreement and refund in full to the Guest all payments made. Agent will assist the Guest in procuring similar accommodation should this situation arise. Guest agrees that any claims against Owner/Agent for any reason arising under this agreement shall be limited to a full refund of all consideration previously tendered by Guest.
CHANGE POLICY: Any request to change dates will be based on availability and timeliness of the request. Requests to change dates made more than 7 days prior to arrival will be made without penalty. Change requests made 0-7 days prior to arrival will require Agent approval, a $25 Reservation Change Fee and if there is any reduction in the number of nights booked, guest will not be eligible for a refund on these nights as the standard Cancellation Policy would apply, as shown above.
1) EXTENSION: The length of your stay may be extended subject to availability; however, there will be additional rental charges, taxes, and cleaning fees collected prior to the extension start date in order to confirm extension.
2) REDUCTION: All reductions in your length of stay must be submitted in writing more than 7 days prior to arrival. Adjustments in nightly rental rate may apply when reducing the total number of nights rented. Reductions in your length of stay made 0-6 days prior to arrival will not result in a refund or reduction of rent and taxes.
POWER/WEATHER RELATED CANCELLATION: River Row Flats does NOT issue refunds due to acts of nature such as: weather, road conditions, hurricanes, power outages, etc. If the property is deemed uninhabitable due to such circumstances, reservations can be rescheduled for future dates within one year of the reservation date. If the new dates are booked at a higher rental rate, you are responsible for paying the difference in the rental rates. If the new dates are booked at a lower rental rate, adjustments will be made.

BOOKING DEPOSIT PAYMENT: A 30% Booking Deposit of the total charges is required to confirm the reservation. The Final Balance is due 3 days prior to arrival. Any reservations made within 3 days of arrival must be paid in full prior to arrival to confirm your reservation.
LOCAL DEPOSIT AUTHORIZATION: Any local guest reserving a room with an address within 35 miles of River Row Flats will be subject to a $250.00 deposit that will be returned to the guest after departure and inspection of the unit. Any damages or smoking fees will not be returned.

Great location for the River Arts District. Felt safe walking around this area. Clean apartment. Coffee and tea amenities were a nice touch. We were on second floor and you do hear foot noise from people above but otherwise nice place.
We had a wonderful time staying here. It looked just like the photos. Nice vacation homes with ample of starter supplies like dish soap, salt and black pepper, olive oil, floss, mouth wash, etc. Would stay again.
Everything was great! The WiFi and ease of use of the Samsung smart tv was mediocre at best, only real area that could use a slight boost. Otherwise, we hope to stay there again one day! Thank you!

Great location, walking distance from the New Belgium Brewery, close the the French Broad River Bike Path, close to the River Arts District, and easy to get to the highways.
Really cute place. It was clean, had soft sheets and we felt safe. Location was great as well. Cool brewery right across the street. Host was responsive and directions were simple. My only complaint was the shower. It was not hot. Over all it was a positive experience.
This was a 2nd stay for my wife and I at River Row Flats and we loved it just as much as the first time.
It’s a nice building in a good location - a few minute drive to just about everything. You can’t go wrong staying here!

Essentially a private furnished efficiency apartment for less than the price of a motel room in downtown Asheville.
This was a great option for me. I traveled alone & felt safe. Getting to places was easy. Appreciated the parking. Friendly & thorough communication. Wifi was helpful. Lol, appreciated the welcome chocolates! The only part of the stay I would change was the memory foam mattress....I did not have a comfortable sleep. May just be my preference. I would recommend
we stay here for two nights. The bed was very comfortable. The place was extremely clean. The bathroom was good size. walking distance to the brewery.

River Row Flats is a wonderful studio apartment walking distance from great food, drink, art, and of course the river. We greatly enjoyed our stay and would highly recommend them to others.
Nice place to stay. We attend a concert at service station and it was only a 15 minute. Very clean, easy to access, would stay again
I will stay here anytime I’m back in Asheville. It was SO nice. Easy to get in. Walking distance to New Belgium and the River Arts District. SO clean. I felt so comfortable knowing I didn’t have to worry about my safety. The laundry room downstairs was a life saver as well. I loved this place.
Overall, the stay was good. The location was perfect & the room was very clean. The host made it very easy to come and go. There was a very cozy king size bed and a queen size pull-out mattress in the couch that was decent. We were only five minutes from downtown and just a short drive to Salvage Station where we were going to see a show our last night in town.
Unfortunately, our first night (of our 2 night stay) someone in the flat above us was extremely loud all night long. It sounded like they were moving furniture around or throwing around weights until 3 am or later. None of us got any sleep even with a sound machine on.
This, of course, was not our hosts’ fault, but something to consider when renting a flat on the second floor of a 3 floor building.
Also, the seating in the flat consists of the hide-a-bed couch and a small chair, which are both not very comfortable for lounging. I’m not sure if I would consider it again if we were staying more than two nights.

My husband and I really enjoyed our stay @ River Row Flats. Nancys communication made checking in a breeze. The location is excellent for walking, quick drive to restaurants, night life, New Belgium Brewery is right across the street. We were very comfortable with our accommodations! We will Definately be visiting again!!
Great spot to stay when we see music events. Walkable to Salvage Station and New Belgium.

Great place, walkable, parking was easy (rarity in Asheville), cheap to Lyft/Uber downtown. Across the street from New Belgium, walkable to the trail near the River, White Dock Tacos, and the River Arts District!
The place was pristine, and perfect for our needs.
Only issue was you could hear the people staying above. They had a kid who was running all morning and crying. Not the property’s fault at all - but just a warning, if you are a light sleeper - depending on who is staying upstairs, it might be tough to sleep.
Otherwise - definitely a 5 star stay!
This was a beautiful stop off to a place I have always wanted to visit. This was a quite and beautiful place to stay.

The place was very clean and decorated well. Had everything you needed in the kitchen and bath. Linens were very nice, we slept well.

Easy check in and very clean
I can't give River Row Flats a high enough recommendation. It is all about the location here. You can see New Belgium Brewing from your window, but that's not all! It is only minutes from downtown Asheville and you have the French Broad a short walk away too! The room itself was super clean and nice. The pictures really do not do it justice. It was so warm and welcoming, everything was clean, and the bed was the most comfortable bed I've ever laid on. If you have any doubts about staying here, erase them now. This is the place you've been looking for!

The place was amazing. It was very clean and felt very welcoming. Nancy was also very responsive and made sure that we checked in smoothly and well taken care of.

I received a quick response, easy entry instructions, and it was right near New Belgium Brewing.
Had we stayed longer we could have walked along the river path, or across to the river arts district. It’s a great location near downtown.
It’s basically a hotel room with a kitchen. Clean, well kept, and pretty quiet.
Definitely would recommend staying here. It’s a great location out of the mix of things, and great value. Very, very clean and quiet.
Great location—easy in and easy out from the highway and very close to River Arts District. Good food (White Duck Taco) and great music venue (Salvage Station) nearby. Super clean overall and very comfortable bed and linens. Appreciated all necessities for morning coffee provided!

The place was nice and clean. It is in good proximity to a few nice restaurants. Communication was excellent. My complaints are the following: barking dog in one of the rentals until almost 1am and the bed was hard and uncomfortable. If you like a hard bed this is for you, not me personally. Bathroom had some toiletries provided which was very nice and coffee provided from a local source for your use. It was clean and nice and that matters to me when away from home.

Great place for our quick trip to Asheville. Great location near the river. Easy to find. Extremely clean! The bathroom is HUGE and the bed was so comfortable. It is on the second floor so know that you have a lot of steps to go up with luggage but we were expecting that.
We loved our stay here! We felt very safe and comfortable in the neighborhood. The room is spacious and looks exactly like the photos. Bed is super comfy and AC is strong but quiet. Nancy was very responsive and kind. The River Arts District is packed full of artist studios and there are walkable breweries, coffee shops and restaurants. I’d absolutely stay here again.

Cannot say enough about the location. It is a couple minutes from all parts of Asheville. Tons of dining venues close by as well as grocery stores etc. it’s the perfect place if your intent is to use the place as a launch pad for touring Asheville.
We felt safe during our stay and never questioned security in the parking lot.
The kitchen is stocked with pretty much anything you can dream up needing to cook / eat. And there’s a real fridge with a functional ice maker (major win for us).
Being a relatively new construction, you get the benefits of modern HVAC, insulation from the outdoors, solid water pressure and hot water, etc.
Very clean contemporary space with nice feel. Very close to Arts District, French Broad bike paths, parks, and West Asheville. Good parking. Right on roadway.
Incredibly spacious room. Nearby trails along the river for exercise. Within walking distance of a very nice brewery, coffee shops, and other businesses.

This spot is very close to everything with out being directly in downtown, less than a 10 minute drive to anything you want in Asheville. Very clean and cozy! Nice clean bathroom, large kitchen very enjoyable to cook a meal in, the bed is comfortable as well! Would stay here again in the future.
Nice modern place to stay, close to downtown Asheville. Great to have a little kitchen and it had most of the items we needed to cook a simple dinner. Easy check-in, friendly hosts, and easy parking.

Nice, new construction local to everything. Setup more like a hotel room with no balcony. Everything was clean. When I reported the wifi was working properly to watch TV, the matter was instantly resolved.

River Row Flats is in an ideal Asheville location! Within walking distance of the Arts District and New Belgium brewery as well as easy access to other parts of Asheville. Would recommend to anyone needing a clean and comfortable place to stay while visiting.
This place was fantastic! The location is great - close to everything but a little bit out of the fray. The unit was clean and as advertised. The bed was comfy and there were plenty of towels, etc. for a weekend stay. We only had one very minor question and Nancy had us straightened out in approximately 30 seconds. We didn't try to cook during our visit but the kitchen seemed well stocked with everything you would need. The parking lot is small but we were able to get an off-street spot every time we came and went (but there is convenient street parking directly in front that was never completely full). I would stay here again in a heartbeat while visiting Asheville.
Nancy is a great host, so hospitable! Very great communication and the place itself is super cute and close to everything you’d want to do in Asheville without being in the noisy downtown area! There were plenty of cooking supplies, towels, the bed was comfy…I can’t say enough good things about it!

It is the not the best choice for light sleepers or privacy as the sound proofing/insulation is severely lacking.

The unit we stayed in was on the 2nd level, in the middle section. So, stairs. We were there for a wedding in Asheville and although this wasn't right downtown, it was just across the river from the downtown area and most things were a 5 minute drive away.
The Flat was modern and spotless -it had everything we needed for cooking (including a blender!) and there were even some nice touches like local chocolate and coffee.. Little things like having many outlets were great to have when you need to plug in multiple devices. And I particularly liked having a full length mirror. Oh and my boyfriend wants me to note that the shower was awesome!
We had no problem with parking in the back most nights but one night we got home late and had to park on the street. That was no problem, since there isn't really a lot around there. There aren't any stores with walking distance, so be prepared to drive to get supplies.
A couple of little things to beware of - Our GPS had a hard time finding it, which was a challenge in the dark. It's right off the highway, but has a twisty, hilly route to the street. Maybe use the New Belgium Brewing company as a landmark.
Also.. the units are all connected and although soundproof walls is advertised, the walls and floors were a little thin, so if you like to yell at the TV, have boisterous kids or engage in amorous activities, be sensitive to the fact that sound travels easily. Our neighbors often did not.
Our host was responsive and professional. If we make it back to Asheville (which we loved), we would definitely stay here again.
We loved the apartment, it was quiet safe and had private parking in the back. The apartment itself was very clean and had everything we needed. Location was great right across the street from new Belgium brewing and walking distance to the arts District. Host Nancy was wonderful and messaged back immediately. Highly recommended!
Good location, especially for younger people that can carry suitcases and groceries up and down stairs. The flat was very clean but smaller than anticipated, therefore I felt it was overpriced.
Great experience in Asheville
Immaculate, excellent location and thoughtful extra touches made this the perfect place for my husband and I for a weekend of concerts. We were able to walk to our music venue (Salvage Station) and over to New Belgium too. Fresh ground coffee from a local coffee shop and chocolates from local bakery were so thoughtful. Short drive or Uber to breweries. Building was full and we were on middle floor, interior unit, but there was very little noise from other units. We will be back the next time we have a chance to go to Asheville!

Excellent accomodation for value and location. Easy walking distance to New Belgium brewery and French Broad River access, with a short walk to the River Arts District, including food, studios, and more breweries. Location is convenient to highway access, allowing easy travel to nearby attractions. Ameneties as described in the listing.
The studio has a full size kitchen with refridgerator, range, cooking implements, coffee pot, and microwave with large granite countertops. The living space is equipped with a flat screen TV (along with handy network troubleshooting guide) and a pull out sofa. Although we stayed at this listing for a vacation, we were able to keep up with work and school activities using the countertop & barstools as a desk. The front door may be difficult to open, although Nancy told us of plans to adjust it to make it easier.

Comfortable, great water pressure and great amenities. The door at #201 sticks, you have to shove it open and to lock it you have to wiggle it back and forth. But once you get the hang of it, it’s a cinche. Bed was cozy, AC works great. Only problem is that we could hear some traffic in the mornings and some noise from neighbors during the day, but it didn’t bother us. Super close to everything, a short 10min or less Uber ride to most places. Would definitely stay again!
Very modern clean. Fantastic location with a 5 minute drive from downtown. Perfect if you’re a fan of New Belgium as well, with just a 2 minute walk. Only complaint was some issues with the internet.
These places are as advertised: like a hotel room with a kitchen. There’re not homey touches (or books or board games) as at some Airbnb. Also not much in the way of spices/staples if you like to cook. But very clean- nicely furnished and we liked the location. It’s sort of haul to walk to west Ashville but it’s manageable. And the River Arts district and brewery are right there.

Great for those who dont plan to be in the room except for sleeping. Walls are thin, so if others walk heavy or are loud you will hear everything. Great location in terms of distance to downtown, Biltmore, etc. Price is equitable to the space.
Our stay at the River Row Flats was amazing. The apartment was so clean and it was in a great location for everywhere we wanted to go in Asheville. (Within ~5-10 minutes) The apartment is in walking distance to New Belgium if you like breweries! It is also in walking distance to the local river walk which was fun for getting in a little exercise on our trip. We will definitely be back!
This is our 5th trip to Asheville and this area of town is the best location to be a quick drive or walk from many places! Great location and clean, stylish, studio accommodations!;-)
