CANCELLATION POLICY: This is a non-refundable reservation. Guest shall inform Agent in writing of Guest’s intention to cancel any part of the reservation. For reservations made through third parties, additional cancellation policies may apply. Our cancellation policy is as follows:
1) If Cancellation notice is received 30 days in advance, a full refund is given. If Cancellation notice is received 7-29 days prior to check-in date, Guest will be charged a cancellation fee equal to 30% of the Reservation Total. If full payment has been made in advance the balance will be refunded within 7 days from receipt of written cancellation. (Please note, this could take longer during the holiday times)
2) If Cancellation notice is received less than 7 days (0-6) prior to check-in date, the full booking amount of rent and taxes will be forfeited.
3) Owner/Agent Cancellation Policy: In the unlikely event that the Property becomes unavailable for any part of the tenancy for reasons beyond the control of the Agent, Owner and/or Agent may cancel this Agreement and refund in full to the Guest all payments made. Agent will assist the Guest in procuring similar accommodation should this situation arise. Guest agrees that any claims against Owner/Agent for any reason arising under this agreement shall be limited to a full refund of all consideration previously tendered by Guest.
CHANGE POLICY: Any request to change dates will be based on availability and timeliness of the request. Requests to change dates made more than 7 days prior to arrival will be made without penalty. Change requests made 0-7 days prior to arrival will require Agent approval, a $25 Reservation Change Fee and if there is any reduction in the number of nights booked, guest will not be eligible for a refund on these nights as the standard Cancellation Policy would apply, as shown above.
1) EXTENSION: The length of your stay may be extended subject to availability; however, there will be additional rental charges, taxes, and cleaning fees collected prior to the extension start date in order to confirm extension.
2) REDUCTION: All reductions in your length of stay must be submitted in writing more than 7 days prior to arrival. Adjustments in nightly rental rate may apply when reducing the total number of nights rented. Reductions in your length of stay made 0-6 days prior to arrival will not result in a refund or reduction of rent and taxes.
POWER/WEATHER RELATED CANCELLATION: River Row Flats does NOT issue refunds due to acts of nature such as: weather, road conditions, hurricanes, power outages, etc. If the property is deemed uninhabitable due to such circumstances, reservations can be rescheduled for future dates within one year of the reservation date. If the new dates are booked at a higher rental rate, you are responsible for paying the difference in the rental rates. If the new dates are booked at a lower rental rate, adjustments will be made.

BOOKING DEPOSIT PAYMENT: A 30% Booking Deposit of the total charges is required to confirm the reservation. The Final Balance is due 3 days prior to arrival. Any reservations made within 3 days of arrival must be paid in full prior to arrival to confirm your reservation.
LOCAL DEPOSIT AUTHORIZATION: Any local guest reserving a room with an address within 35 miles of River Row Flats will be subject to a $250.00 deposit that will be returned to the guest after departure and inspection of the unit. Any damages or smoking fees will not be returned.

This was a nice unit that was not above or below our expectations. The location is a major plus. It is across the street from the New Belgium Brewing complex and it was only a 20-30 minute walk to downtown. We enjoyed several great restaurants located nearby on Haywood Rd. Amenities wise the unit was furnished similarly to an updated Homewood Suites room which gave it a corporate feel rather than a “hosted” experience.
This place was great! Perfect for our weekend in town for a wedding. Close to everywhere we needed to go, clean and comfortable, and loved walking across to the brewery. Will definitely recommend to friends.
Lovely place to stay! Location was wonderful- close to downtown but very quiet and peaceful. Space was super clean and comfortable. Host was friendly, responsive, and helpful. Definitely recommend!

Todo sobre mi estancia fue excelente. La habitación era muy cómoda y hermosa en todos los aspectos. La ubicación era conveniente para los peatones, ya que estaba enfrente de la cervecería Fat Tire Ales y a una milla del centro de la ciudad. Everything was fine and well kept. Minor problem with toilet that we reported. It would have been helpful if they got back to us and let us know that they got the message.
Walls were super thin and the noise from
adjacent rooms were very obnoxious and can’t kept us up at night. While the sliding door was a great feature, the constant droning sound from the loading dock across the street made it slightly unpleasant to keep the doors open for fresh air.
Location was incredible, walkable and very accessible to all the great neighborhoods in Asheville. Host was extremely responsive and we felt very comfortable and safe.
Location is perfect ! 5-10 minute drive from almost the very thing and right across the street from the brewery ! (2 min walk) . Check-in was a breeze , easy self check in with clear instructions , and the apartment was Spotless. Loved the natural light and the ability to open the window to get some fresh air ! The had left a few nice things to make travel less of a hassle, q tips, floss, mouth wash , soaps , shampoos , conditioner and plenty of clean towels ! We had a lovely stay ! Would love to stay here again
(Only thing it didn’t have was a exhaust fan in the bathroom ! )

This place is amazing!!! Clean, comfortable, everything we needed for our stay in Asheville, and free parking!! We loved that we could walk to local eateries and were also just minutes away from attractions, such as the Biltmore estate and Chimney Rock. We really appreciated the freshly roasted coffee, the lovely and tasty chocolates, and creamers for that coffee. The kitchen is equipped with everything we needed to eat. The bed was very comfortable and we appreciated the nice bathroom with plenty of towels. We live in Oregon, so won’t be back anytime soon, but if we did come back, we’d rent this place again!
Also, our host was very communicative and quickly responded to our multiple inquiries.

We rented kayaks from French Broad Outfitters just down the road and had a great little paddle down the river.
I worked from this location for multiple days- the counter space and counter height chairs made for a great work station.
We had been traveling for a bit and appreciated the coin laundry facility onsite. It was clean and efficient.
Great, convenient location to RAD, West Asheville, and Downtown. We’ve stayed downtown multiple times and this is much quieter with much less city noise. We had mountain bikes with us so could easily bike anywhere we desired to check out. There is a great grocery (EarthFare) close by. It’s across the street from New Belgium, which is nice, and there is a great walking/bike path that follows the river (we rode it and clocked it at 8 miles). We will definitely stay there again.
River Row Flats was a great stay in the heart of Asheville, NC. The Airbnb had everything that one would need on a weekend stay. What I liked most was how close it was to the breweries and downtown. The bed was comfortable and the lighting was perfect. I look forward to staying with River Row Flats again in the future. Nancy, the manager was excellent in responding to questions and was always willing to help.

river row flats was perfect! we stayed only a couple days, but could easily stay for a week+. located right next to trails, breweries, and yummy food. there are also rental places close by for bikes, kayaks, and paddleboards. the arts district was an easy drive too, and worth checking out if you're at all into food or local shopping.
Our short stay in the Catawba Falls Room at River Row Flats was simply lovely! The impeccably clean, modern chic apartment is in a perfect location to enjoy Downtown Asheville as well as the River Arts District and West Asheville. Check in/out was seamless, the unit has a great full kitchen with coffeemaker and tea kettle. The host also provided local coffee and treats to get us started! The furniture and bed are super comfortable and we felt right at home. Parking was plentiful even on the weekend and we enjoyed being able to walk to fun places to eat. We happily recommend River Row Flats!
Super stylish and cool flat was a 1 minute bike ride to New Belgium taproom looking over the river. Close to the river walk I rode my bike to Asheville Outdoor Center (20 minutes) riding past River Arts District on the way! Close to downtown more of a short drive than bike. As other reviews say if your neighbor is noisy you will probably hear it. However, the Property Manager strictly enforces quiet hours from 9pm until morning and a cell number is provided if you need to report an issue- and you can call that number at any time. Literally. I did and the noise stopped about 5 minutes later and was gone the following days until check out. Great place to stay!
Great place to stay. Clean. Easy in. Easy out. We did bring a box fan (as suggested by others) to run at night. This did help w the noise from people coming & going. Would definitely stay here again.

Probably the best AirBnb we’ve stayed at in Asheville so far. It’s super close to the River Arts District and a 5 minute drive to downtown. Very clean, great amount of space. Made for a wonderful romantic weekend getaway. Since the building is apartment-style, you can hear noise from other units (we frequently heard the people above us walking around) but since we live in an apartment it wasn’t any more noise than we’re used to. All around great for the price!
This was a wonderful place to stay! It was a perfect location for breweries and anything in West Asheville! We would definitely go back! The coffee they gave us was wonderful!
I wasn’t able to stay at this Airbnb for the booking as my 13 year old pup had to head to the vet with a twisted stomach late the night before. The host was kind enough to understand the cancellation and gave a full refund. Service like that is 1000% 5 ⭐️ in my book. Will definitely be looking for this listing for a beer weekend in the near future.

The property was close to New Belgium brewing company which was awesome. It was also very close to the River arts District, walking distance. There was about a seven minute Uber to downtown. The property met our needs well!
Very great location super clean
This location was awesome. We came during the “off season” so it was perfectly quiet and relaxing. Walked downtown and drove to a nearby hike. Perfect for a getaway. Cozy and well equipped.
Definitely worth the money and super close to everything important plus great parking
Great place to stay. Very spacious and well equipped. You can tell they put a lot of thought into designing the space to provide everything guests might need. We especially liked having the keypad entry so we didn’t have to keep track of a key. The only downside was the ice maker in the fridge was very loud at night, but we contacted the host and they helped us turn it off for the rest of our stay.

Very nice, clean place. If you happen to have someone noisy or heavy feet above your flat, you may hear them but we never had a problem. Overall great value due to the quality and location versus the price.

The place was beautiful and so close to everything! Would definitely stay here again. The only reason why I gave it 4 stars is because the bed was hard as a rock, not comfortable at all. Otherwise, it was perfection for a weekend getaway for two.
Well run multiple-unit airbnb operation. Clear and convenient communications, check-in, etc. Bright, modern, clean units. A real pleasure to stay there, and right across the street from the brewery (which is pretty much always true to say of a place in Asheville).

Place was very clean, comfortable bed. Coffee and chocolate were a nice bonus!
Great flat and location. Everything was clean and close to everything! My only issue was the other occupants and sound barriers. There was a dog below our flat that started barking at 8:00 a.m. and didn't stop until around 11:30 a.m. and the flat above us was very loud, they sounded like they were moving furniture late at night and kids running back and forth early in the morning. We were very upset about the other LOUD guests and disappointed our little getaway was spoiled.
Great place to stay if visiting AVL, very close to all the hip places in west AVL and just a short drive to downtown. Hands down the best place we have stayed on a visit and we plan to be back again!
Place is very clean and nice looking! The check in was a breeze. A little bit of a hike for walking around but easy if you plan on driving.

Perfect location! Short Uber ride to anywhere you want to go, whether it be West Asheville or Downtown...also not far from Blue Ridge Parkway. We enjoyed our stay so much that we didn't want to leave! We will definitely want to stay again!
