Choosing River Row Suites offers comforts of home: one king bed, one queen pull-out sofa, a full kitchen (oven, fridge, dishwasher), cookware, dish soap, toaster, coffee maker, iron, electric kettle, microwave, linens, towels, shower dispenser (shampoo, conditioner, soap), water filtration, cable TV, high-speed WiFi, and a starter bag of PennyCup coffee. Arrival instructions will be emailed 24 hours before check-in. A crib and high chair are available at no charge (contact for availability). This pet-friendly ground floor unit has a $50 fee. On-site coin laundry is available.

Cancellation Policy

CANCELLATION POLICY: This is a non-refundable reservation. Guest shall inform Agent in writing of Guest’s intention to cancel any part of the reservation. For reservations made through third parties, additional cancellation policies may apply. Our cancellation policy is as follows:
1) If Cancellation notice is received 30 days in advance, a full refund is given. If Cancellation notice is received 7-29 days prior to check-in date, Guest will be charged a cancellation fee equal to 30% of the Reservation Total. If full payment has been made in advance the balance will be refunded within 7 days from receipt of written cancellation. (Please note, this could take longer during the holiday times)
2) If Cancellation notice is received less than 7 days (0-6) prior to check-in date, the full booking amount of rent and taxes will be forfeited.
3) Owner/Agent Cancellation Policy: In the unlikely event that the Property becomes unavailable for any part of the tenancy for reasons beyond the control of the Agent, Owner and/or Agent may cancel this Agreement and refund in full to the Guest all payments made. Agent will assist the Guest in procuring similar accommodation should this situation arise. Guest agrees that any claims against Owner/Agent for any reason arising under this agreement shall be limited to a full refund of all consideration previously tendered by Guest.

CHANGE POLICY: Any request to change dates will be based on availability and timeliness of the request. Requests to change dates made more than 7 days prior to arrival will be made without penalty. Change requests made 0-7 days prior to arrival will require Agent approval, a $25 Reservation Change Fee and if there is any reduction in the number of nights booked, guest will not be eligible for a refund on these nights as the standard Cancellation Policy would apply, as shown above.
1) EXTENSION: The length of your stay may be extended subject to availability; however, there will be additional rental charges, taxes, and cleaning fees collected prior to the extension start date in order to confirm extension.
2) REDUCTION: All reductions in your length of stay must be submitted in writing more than 7 days prior to arrival. Adjustments in nightly rental rate may apply when reducing the total number of nights rented. Reductions in your length of stay made 0-6 days prior to arrival will not result in a refund or reduction of rent and taxes.

POWER/WEATHER RELATED CANCELLATION: River Row Flats does NOT issue refunds due to acts of nature such as: weather, road conditions, hurricanes, power outages, etc. If the property is deemed uninhabitable due to such circumstances, reservations can be rescheduled for future dates within one year of the reservation date. If the new dates are booked at a higher rental rate, you are responsible for paying the difference in the rental rates. If the new dates are booked at a lower rental rate, adjustments will be made.

Deposit Policy

BOOKING DEPOSIT PAYMENT: A 30% Booking Deposit of the total charges is required to confirm the reservation. The Final Balance is due 3 days prior to arrival. Any reservations made within 3 days of arrival must be paid in full prior to arrival to confirm your reservation.

LOCAL DEPOSIT AUTHORIZATION: Any local guest reserving a room with an address within 35 miles of River Row Flats will be subject to a $250.00 deposit that will be returned to the guest after departure and inspection of the unit. Any damages or smoking fees will not be returned.

Modern apartment right across from New Belgium Brewery and in the River Arts district. We enjoyed biking and listening to great music at the brewery, and felt it was pretty centrally located. Comfortable bed and nice linens, great water pressure and super clean! The only negative was that there are no windows that open to allow the cool mountain air to flow through, but not a deal breaker. Would recommend!

the apartments at River Row Flats are the best - HUGE studio spaces with a full kitchen and a perfectly appointed bathroom. the location is convenient to everything (short drive to downtown, walk to river arts… also short drive to west asheville… and of course to the surrounding mountains). highly recommend!

I’ve always seen RRF when visiting Asheville but never stayed. I finally decided to make it an R&R weekend in AVL and River Row Flats did not disappoint. Nancy was and is an amazing host. River walks along the French Broad River is legit right in front of the building. The location is within 5 minutes to some amazing local coffee shops like Ultra Coffee Bar and Battlecat Coffee Bar. It’s also 5 minutes away from the Asheville Salt Cave (the most amazing Hammam, massages, and salt cave in the country)! The location is also 15 minutes from the main gate to Biltmore. For those wanting a quick getaway, RRF is the best place to stay while visiting AVL.

This is definitely on the Airbnb Faves list and will be my preferred R&R in AVL list. Thanks again Nancy!!

Amazing location! Walking distance to the River Arts District, New Belgium Brewery, walking trails along the water and great restaurants. The full kitchen and large bathroom make the place feel comfortable! The only draw back is if someone is staying above you, you can hear everything and can be loud early morning or late night.

My mom and I had a horrible experience at River Row Flats. When we arrived to check in, there was a homeless person in our room. When he left, we found the sheets and towels had been used, dirty dishes were in the sink, and the toilet had been broken. The host attempted to rectify the situation and agreed to refund us for the night, but the next morning she told us the owners had changed their mind. She was very rude to my elderly mom and made us leave the parking lot while we were on a phone call. All in all, it was a nightmare of an experience. If you're looking to stay in Asheville, look elsewhere.
